What is the cost of our projects?
The average amount is $250,000 per multi-family property. This is the minimum cost to buy, hold, renovate, and rent the units. This amount includes a complete renovation/remodel.


Can I use my IRA or 401k to lend from?
Yes you can. The first step is to roll your existing IRA or 401k into and Self-Directed IRA that lends on real estate. There is no penalty to do this. By lending through a Self-Directed IRA, you can make all of your gains tax deferred or even tax free.


What is the timeframe of my loan?
The Deed Of Trust and Promissory Note are written for a term of 3 years. However, you can liquidate your money at any time during that time period. All we ask is that you give us 60 days advance notice.


How frequently are properties available?

How do you determine the value of a property?
We use numerous criteria such as tax-assessed value, current appraisals, similar homes on the market, recent sales, past experience.


What is a Passive Real Estate Investor?
That's you. Our private lenders do not burden themselves with property management, rehabs, or tenants. That's our job. You get to earn money in real estate, but WITHOUT the headaches inherent in the real estate business.


Are there any "hidden fees?"
The only fee to you is the cost that your bank charges to wire your funds to the title company the day before closing.
